The July 2026 statistics recorded 43 home sales in W10, compared with 44 sales in July 2025. The average sale price was $770,823, down from $846,424 the previous year.

There were 116 new listings in July 2026, compared with 104 in July 2025. The average property spent 32 days on the market, improving from 36 days in July 2025.

This market update covers several W10 Etobicoke communities, including Clairville, Humberwood, Smithfield, Thistletown, Rexdale-Kipling, West Humber and The Elms.

July 2026 Real Estate Market Update – South Etobicoke
