Etobicoke Real Estate Market Update – August 2026
The August 2026 real estate market in Etobicoke showed a mix of changing sales activity, higher average prices and a longer time on market compared with August 2025.
Across Martin Grove Gardens, Willowridge, Richview Park, Kingsview Village, Richmond Gardens, The Westway, Royal York Gardens and Humber Heights-Westmount (W9), there were 19 sales in August 2026, compared with 20 sales in August 2025—a modest 5% decrease in sales activity.
The average home price increased to $933,242, up from $863,900 in August 2025, representing an 8.03% increase. This suggests that while the number of transactions remained relatively stable, average prices strengthened year over year.
There were 47 new listings in August 2026, compared with 48 the previous year, a small 2.08% decrease. At the same time, properties spent an average of 32 days on the market, compared with 28 days in August 2025, an increase of 14.29%.
August 2026 Sales by Home Type
Detached homes continued to account for the largest share of sales, with 17 sales and an average price of $1,094,046. Semi-detached homes recorded 2 sales at an average price of $720,000.
There were 5 condo townhouse sales, with an average price of $715,000, while 8 condo apartments sold at an average price of $518,500. One freehold townhouse sale was also recorded.
